It is extremely common for tile installers to lay down cement board and tile over top of your existing vinyl flooring. Since we removed the vinyl and luan, we were able to discover and treat the toxic mold pictured below.

Is there ever a time where it is acceptable to have mold growing where you live? Mold grows and spreads when moisture is contained. Mold is most often found under your flooring, framing and around sinks, showers, tubs and toilet areas. There are many ways to identify the possibility of mold such as dark stained baseboard or moldings around the edge of your bathtub or showers. If you feel mold may be an issue, we have specifically set up a service to make it right. Our mold abatement services company works with us to remove and repair any damage. Since mold is airborne, our specialist control, filter and remove the mold in a very safe manor.

The mold pictured above was found in a Stafford Lakes home and caused by a leak at the flange connection. When mold is caused by waste water, it is considered black or gray water backup mold. This mold was active and with a short time we spent uncovering it, it did cause swollen glands and sinus irritation. We immediately called our mold specialist in to confirm its active growth and treat the area.







When mold exists, especially from waste water, we want to remove it all. The area was first cleaned before we cut up a section of the affected floor. The process requires the area to be sealed and HEPA filters running to clean the air particles. Our mold specialist bagged and removed all materials that contained mold.







We re-framed the open area with new support members.







After laying the cement board down to prepare for tile installation, we sealed the connection between the plywood and cement board where the toilet pipe was positioned.







We set the toilet flange on the cement board with a bead of sealant in between. In the event that there are any future leaks, the water will leak from under the toilet rather than hide and end up between your floor and ceiling below.







We use a mortar for the tile that is not reactivated with water contact. This is very important for tile installation in a bathroom.

Two half bathrooms connected by a shower room. We repainted walls, ceiling, trim. Installed 6″ x 6″ porcelain tiles, marble thresholds, furniture style vanities, Moen facets, Kohler toilets and new motors in the exhaust fans.

Located off the master suite, this is a beautiful free standing deck with IPE decking, railings, posts and black aluminum turned balusters and of course wrapped in IPE.



This is by far, the hardest and heaviest natural wood we have used in construction. Predrilling a absolute must and not easy to cut through either. With that said, I guess you can understand why IPE hardwood is considered the worlds strongest wood.



What does IPE cost? Great question. It is actually reasonable for a higher end lumber compared to a any composite product. General consumers are spending $10-$12 a square foot for decking. Railings and 4×4 posts are higher priced. Each guardrail post will cost about $40. Most IPE mills will ship out random lengths so this it is a bit more work for us to cut each piece specific to the ultimate goal of reducing waste.










Framing a free standing deck with 6″ x 6″ posts and 2″ x10″ beam and joists.

Installed all the right Simpson Ties to make sure this deck would be as strong and structurally stable as possible. We installed 5/4″ x 6″ IPE decking with hidden fastener.

We used 4″ x 4″ IPE posts and installed colonial style black aluminum balusters on 2″ x 4″ IPE bottom and top railings.

Top capped the railing with 5/4″ x 4″ IPE. We wrapped the framing with 5/4″ x 6″ IPE decking.

We wrapped the beam with IPE.

Delivered two 4′ long IPE benches. Installed black aluminum post caps on the corners of the deck railings.

This is a two level single span deck at ground level with a wrap around step. We are waiting on a Spotsylvania County framing inspection. IPE decking package will be delivered on Thursday.

What you don’t see in this picture is a pallet with 45 bags of concrete weighing in at 80lbs a bag. That will cover our 14 pier holes.

This is a free standing deck because it is grade level. Code will not allow you to anchor through a block foundation.







Our electrician is trenching power feed to the shed and adding in some security lights.







I don’t want to tell trade secrets, but while we are over engineering this deck, we are also legally avoiding certain codes in order to give the customer this beautiful design.




This huge pile of IPE includes 4″ x 4″s at 16′ feet long which will be chopped down for our railings off the back door. Also balusters, top rails, bottom rails, rail caps and of course 5/4″ x 6″ are also piled in there.




The old set of steps were removed. We dug 4 pier holes to support the bottom of the steps and the end of the landing. The old steps did not have a landing, but current residential code requires a minimum of a 36″ by 36″ landing or a landing that is as wide as the exterior door be placed at the top of any steps.




We just spayed down the decking to remove the dirt from our boots. By the time I got back off my van from taking this picture, the wood was halfway dry. It was the most amazing thing to see. The decking is so dense that the water just sits on it. Keep in mind that there is no sealer. This is IPE in its natural raw wood condition.
