Monday 2010/01/11 – Day 1

Permits in the window.

Removed 1500 lbs of construction debris left by previous contractors.

Preparing to rough in new plumbing.

Back wall – Side wall.
We found a 2″ copper vent pipe in the side wall. This will force us to run plumbing supply lines over the ceiling into the kitchenette.

Removed 6 feet of wall to meet ADA requirements requested by the city. We will close in the original door and convert the 6′ opening into a 5′ cased in opening.
Tuesday 2010/01/12 – Day 2

Finished rough framing on kitchen.

Finished rough framing on office. The contractors that previously constructed this wall did not use a pressure treated bottom plate and the nails were only anchored 1/2″ into the concrete. The new wall does not shake, woohoo!

We used benjamin moore. Very impressed with the quality, not so impressed with their cost per gallon.

One of our team contractors cutting in a nice straight paint line. The color turned out great in the conference room, it now has a very warm and inviting feeling.

Lots of fun stuff we are finding in these suites. Above is the bathroom fan, with the vent piping not connected and the electrical connection exposed.
Wednesday 2010/01/13 – Day 3

Plumbing supply lines run through the ceiling and stubbed out for the water heater. Plumbing rough in will continue and be completed tomorrow.

New duct lines and diffusers installed today. HVAC is ready for inspection.

Out with the old, in with the new. Over 80 feet of new copper lines. Because of the drain line found in the side wall of the bathroom, we ran the pipes through the ceiling.

New 36” solid core door and shelving material. We were able to drill holes every inch so that shelves can be adjusted for all future needs.

A couple shades lighter than the conference room. The walls look great with new paint.
Thursday 2010/01/14 – Day 4

New closet for the water heater.

Plumbing rough in complete and ready for tomorrows inspection. Electrical also roughed in and ready.

Office furniture was delivered today. Shelf cases built and waiting for paint.
Wall painting continues in bookkeeping office.
Friday 2010/01/15 – Day 5

Couldn’t leave today without hanging some sheetrock. The office is taking shape.
Cabinets and countertops are ordered.

We finished painting the center office.

Bathroom painted. Kitchen closet with sheetrock.
Sunday 2010/01/17 – Day 7
Finished hanging sheetrock. Corner bead, tape coat and second coat complete.





Monday 2010/01/18 – Day 8
Mud is ready for block sanding. Plan to prim walls tomorrow. Cabinets will be delivered on Thursday.

Bookshelves are primed and will be painted tomorrow. 36″ solid core door installed.

Water heater closet door installed. Conference room door reversed.

Trim installed and will be painted to match the wall.
Tuesday 2010/01/19 – Day 9
Today we block sanded, painted casing and bookshelves. Spelling on sign corrected.


Wednesday 2010/01/20 – Day 10
We primed the walls and started the cut in with cool platinum. The bookshelves received a 2nd coat of paint, and even after 2 coats of primer, they still need a 3rd coat of paint. Cabinets will be delivered and installed tomorrow. Something about kitchens is really exciting. Flooring on Friday!



Thursday 2010/01/21 – Day 11
Electrical completed!
VCT flooring completed!
Cabinets and countertops completed!
Bookshelves Completed!
Lots of painting that we’ll finish up on tomorrow.
Carpet install in the AM.

Wow! We are so thrilled with the kitchen. The layout turned out fabulous. The countertop configuration with the ADA compliant sinkbase really adds character to the space. We added in an extra cabinet to fill the wall space and created a custom opening for a small fridge.

We cut 70 Shelves at 12″ x 24″. That is a serious amount of storage.
Can’t wait for pictures tomorrow after the 12′ of bookshelves are in place.
We had the bathroom VCT (vinyl composition tile) floor professionally installed today.

We made the most out of a 5 x 11 foot room. Fitting this closet into the kitchen to conceal the water heater will really be convenient for storing mops, brooms, vacuum and other odds and ends.

What a cozy nook. Can’t wait to see it tomorrow with carpet.
Friday 2010/01/22 – Day 12
I’m very happy with today’s progress. Carpet looks great, bookshelves are in their room, assembled all the office furniture and finished up paint. We will finish up the plumbing this weekend.




Saturday 2010/01/23 – Day 13

Since we had the space we decided to install a double sink. It meets ADA requirements and looks fabulous with the combination of facet and countertops.

Plumbing went great. The water heater, expansion tank, drain pan and condensation pump all hooked up and tested. All is done except for setting the new handicap toilet. We are picking that up Monday morning for install. Scheduling final inspection Tuesday morning.

Almost finished with the shelving.
Monday 2010/01/25 – Day 15

Anyone notice the toilet flush is on the right side? ADA requirement.
Tuesday 2010/01/26 – Day 16
Final inspection tomorrow scheduled with Fredericksburg City and the Fire Marshall. Base install scheduled for tomorrow also.

The office is clean and almost ready to turn over to our client.

The office desks have been repositioned to maximize space.
Tuesday 2010/02/01 – Day 22

Insulation done. Vinyl Cove Base install Will be installed tomorrow and the project will be complete. Movers are already packing the office with furniture and professional organizers are putting files in place.

WOW Ray! The kitchen turned out great. I know that they will be so happy to have their new digs. Planning the move for them now and a smooth transition with no loss of work. Those shelves are fabulous. Did you sleep at all???
Thanks Linda. The electrician finished up around 11pm. I stayed a few more hours to clean up and prepare for the carpet install. I used 6 subs and all long time masters of their trade. I must say, when you have the right people involved, every aspect of the transition goes smoothly. Its great having you involved, the organization expertise you provide is going to wrap this project up with a pretty bow.

You are right about working with right people makes all the difference. You have always kept us updated on the progress…the pics are a great way for us to check up on things.
